Plans submitted for up to 70 new homes on land in Northamptonshire village

Plans to build up to 70 new homes on land in a Northamptonshire village have been submitted to West Northamptonshire Council.

An outline planning application has been lodged for a residential development on land north of Holcot Road in Brixworth.

The proposals include up to 70 dwellings, alongside new vehicle access, pedestrian and cycle links, public open space, landscaping and drainage infrastructure.

The application, which has been classified as a major development, seeks outline permission with all matters reserved except access.

This means details of the proposed homes and the wider layout would be considered at a later stage if outline permission is granted.

The scheme is among several planning applications currently being considered by West Northamptonshire Council.

Elsewhere, proposals have been submitted for alterations to a listed property at 15 Church Street in Cogenhoe.

These include changes to the internal layout, removal of an unsafe staircase, improvements to safety features and plumbing services, and the installation of a rooflight.

Separate applications for the same property seek permission to replace windows, install solar panels and a rooflight, and replace the existing pantile roof with slate.

In Great Houghton, plans have been submitted for a single-storey rear extension at 24 The Green.

Meanwhile, an application at The White House, 36 Manor Road, Pitsford, proposes replacing doors and windows across the property with traditional timber double-glazed alternatives.

Other proposals include alterations to windows and doors, a replacement garage and solar roof panels at 19 Deanshanger Road, Wicken.

Listed building consent is also being sought for work to an outbuilding at 2 High Street, Blakesley, including a new ceiling, floor levelling and replacement doors.

At 75 High Street, Potterspury, an application proposes installing solar panels on an outbuilding and enlarging the driveway.

Residents can view the applications and submit comments through West Northamptonshire Council's planning website at www.westnorthants.gov.uk/applications.

Representations can also be sent to the council's planning department at The Guildhall, St Giles Square, Northampton, NN1 1DE.

Comments must be submitted within 21 days of the notice's publication, excluding bank and public holidays.

The Brixworth housing proposal can be found using application reference 2026/3471/MAO.
