Plans unveiled to build 41 'high-quality' homes as extension to quiet village near Northampton

Plans have been unveiled to build 41 homes as an extension to a quiet village near Northampton.

Developer RO Land has submitted plans to build up to 41 homes on 2.32 hectares of land next to Pattishall.

The application proposes a mix of two, three and four-bedroom homes, with access from Fosters Booth Road.

Half of the homes would be classed as affordable housing. Planning documents state that 70 per cent of the affordable homes would be for affordable rent, with the remaining 30 per cent available through shared ownership, in line with West Northamptonshire Council (WNC) policy.

An RO Land spokesman said: “The proposed development at Pattishall aspires to create a sustainable and sensitive extension to the village, rooted in its unique character and architectural heritage.

“The new homes will sit with the existing fabric, offering high-quality living spaces that meet the growing local need.”

The plans include an expansion of the village children’s playground and the creation of a new dedicated dog park. The natural environment around the site would also be improved, according to the application.

The spokesman added: “The vision for the site is based upon a holistic approach to placemaking – enhancing village life and supporting wellbeing for all generations.”

Vehicular access would be provided via a new priority junction onto Fosters Booth Road.

The homes would be predominantly two storeys, with some rising to two-and-a-half storeys. Planning papers say the development would include smaller two-bedroom homes and bungalows aimed at families and downsizers.

A public consultation event was held at Pattishall Parish Hall on Tuesday, November 4, which was attended by more than 100 people.

Planning documents say the development “offers an excellent opportunity for the creation of much needed housing for the village” and is designed to integrate sensitively with the existing settlement.

The site is controlled by RO Land, which describes itself in the planning papers as “a highly respected and responsible housing promoter”.

West Northamptonshire Council has set a target decision date of March 10, 2026.
