Village farmland the size of 43 football pitches on the edge of Northampton has gone up for sale – leading to speculation about more homes in the area.

A 30.77 acre parcel of land located just off the A4500, directly opposite the village of Harpole, is up for sale for £375k with estate agents Berry’s.

Of notable interest is a stipulation within the sale agreement, whereby the sellers of the land get to keep 25 per cent of any extra money made if the land is used for something other than farming for the next 50 years after the sale is finalised.

The informal tender process, which ends at 12 noon on Wednesday, June 12, allows anyone interested to make offers.

The property is currently let on a Farm Business Tenancy which expires on September 28, according to the sales advert. The sale of the property is anticipated to happen after the harvest, according to the sales advert, and once the sale is completed, the property will be available for the new owner to use without any tenants in place.

Hundreds of new homes are currently being built next to Harpole as part of the Norwood Farm Strategic Urban Extension.

The Norwood Farm Strategic Urban Extension has already received outline planning permission for 1,900 homes in total, subject to further reserved matters applications before the building of individual parcels can begin. Housing developers Vistry Homes Ltd will be in charge of the latest addition to the project.

Earlier this year, villagers pleaded for developers to 'please stop' building hundreds more homes at a different estate nearby.
