Plans to build the next 425 properties at 'superb' 1,000-home Northampton housing estate set to be approved

Plans are set to be approved for the next 425 homes to be built at a massive housing estate on the edge of Northampton.

West Northamptonshire Council (WNC) planning officers have recommended that phase two of the Northampton South Sustainable Urban Extension, also known as Collingtree Park, is approved.

This phase involves building the next 425 homes at the site, which is located on land south of Rowtree Road and west of Windingbrook Lane.

The proposed mix of the 425 homes dwellings would comprise of: 10 x one-bed homes (maisonettes); 79 x two-bed properties (18 flats and 61 two storey dwellings); 201 x three-bed houses; 99 x four-bed houses; 36 x five-bed houses.

An official decision is set to be made by WNC at a planning committee meeting on Monday (March 20).

Wider plans

An outline planning application was approved in August 2016 for Vistry Homes to build Collingtree Park, a 1,000-home development.

Planning permission was also granted for a mixed-use local centre, a site for a primary school and open space.

Phase one of the development is currently under construction and comprises of 349 dwellings, according to plans.

The site in total comprises of approximately 21 hectares of agricultural land, which is the equivalent to 30 football pitches.

The proposed scheme indicates a total of 62 affordable units, which equates to 14.58 percent provision. The proposed tenure split is 37 percent shared ownership and 63 percent affordable rent. The affordable properties comprise of 2-4 bed homes. The affordable housing is shown to be distributed in clusters of properties across the site.

Collingtree Park is one of many housing estates being delivered on the outskirts of Northampton, which will see the town’s population grow by thousands in the coming years.
