Plans submitted to build 50 new homes on edge of sought after village in Northampton – council says it will decide by Christmas Day

Plans have been submitted to build 50 new homes on the edge of village in Northampton – and the council has said it will decide by Christmas Day.

The application, lodged by Grasmere Strategic Land Northampton Ltd, covers a 2.3-hectare site off Boughton Road in Moulton.

Developers describe the scheme as a “well-integrated and well-connected extension” to the village and say the site’s position has been “carefully considered”.

They said: “The proposed development has been designed to reflect the scale, roofscape and materiality of Moulton’s traditional village character, integrating local stone, varied eaves, and pitched roofs to reinforce place identity.

"The site will form a positive and logical addition to the existing settlement and employ means to ensure that the Moulton identity is preserved by preventing coalescence with the Northampton urban area.”

The scheme includes 40 percent affordable housing, which is 20 properties. The application says: “The delivery of 40 percent affordable housing on the site would contribute towards addressing the unmet need in an area becoming less affordable. This is a significant benefit of the proposed development.”

The application also argues that West Northamptonshire Council (WNC) does not currently have enough housing land in place. It adds: “We consider that the council has a housing land supply of 3.4 years and an undersupply of 4,234 dwellings.”

A new junction would be created to serve the development, with pedestrian and cycle links proposed to connect the site to Brickfield Close and Johnswell Way.

The plans also feature a drainage pond, new walking routes, the retention of mature trees and hedgerows, biodiversity measures such as rain gardens and orchards, and upgrades to the public right of way along the southern boundary.

The developer said: “In summary, the proposals offer a well-considered, place-led design approach that delivers significant community and environmental benefits.

"By focusing on connectivity, landscape integration, and place identity, we will deliver a sustainable and coherent extension to Moulton, contributing to the area’s housing supply while enhancing its environmental and social infrastructure.”

West Northamptonshire Council has set a target decision date of December 25, 2025 – Christmas Day.
