Plans have been submitted to build 80 new homes on a brownfield site next to Pineham Village as part of an extension.

The proposals are part of the West Northamptonshire Joint Core Strategy Local Plan Part One and its planned delivery of more than 18,000 homes and creation of 28,500 jobs.

According to a design and access statement, the site could cater for a mixture of homes including large detached ones, semi-detached properties, terraced houses, and apartments.

The tenure mix is expected to to include affordable-rented, shared ownership and discounted market sales housing, according to the plans, however these details are yet to be decided by the borough council.

The design and access statement also highlights the neighbourhood's nearby country park and employment as perks.

The documents reads: "It [the site] will be well connected and will assist in supporting, while being served by, the existing local facilities in a compact walkable neighbourhood. The proximity of the country park and the extensive Pineham and Swan Valley employment areas are very strong advantages of this location.

"Transport choice is also a virtue since the opportunities for walking and cycling are extensive and there are good quality bus services. Connections with key destinations such as Sixfields and the town centre are convenient and straightforward by all modes."

The plans also say that the area aims to be a place for all ages to live and enjoy, promoting a healthy life and sense of well-being.

The documents also say: "The application proposals will achieve the requirements of the borough council’s development management policies and will make a meaningful early contribution to the recognised shortfall of new homes at Northampton."

The application site sits on the northern boundary of the new community of Pineham Village, a housing estate of around 559 homes.

Pineham Barns Primary School and community centre are already in the area and a local supermarket, unit shops and a children’s nursery are all set to open.
