Major plans submitted for 234 more homes on edge of Northampton as huge development continues

Major plans have been submitted for another 234 homes on the edge of Northampton as work continues on a huge housing development.

The latest phase of the Norwood Farm development, between Harpole and Duston, would add 234 homes on land east of the Sandy Lane Relief Road, with access from its roundabout.

It is part of a much bigger scheme already approved for up to 1,900 homes, as well as a primary school, shops and other community facilities.

The latest application from developer Vistry covers 8.64 hectares of land and would include a mix of one, two, three and four-bedroom homes.

Of the 234 homes, 80 would be for sale on the open market, while 41 would be ‘affordable’ housing, including 29 affordable rented homes and 12 for shared ownership.

Another 113 homes could potentially be used as ‘affordable’ housing. They are classed as “additionality” homes, meaning Vistry is in talks with a housing provider about taking them on. But unlike the 41 affordable homes already included in the plans, it has not yet been confirmed that all 113 will become affordable homes.

A Vistry spokesman said: “The proposals will deliver 234 high-quality new homes as well as attractive on-plot landscaping.”

There would also be 60 visitor parking spaces, while every home would have an electric vehicle charging point.

New walking and cycling routes would link the homes to surrounding open space, with shared cycleways and crossing points along the Sandy Lane Relief Road.

The wider Norwood Farm plans were given the go-ahead in 2020. They include up to 1,900 homes, public open space and play areas, a primary school and a mixed-use local centre which could include shops, health and community facilities.

Residents have until September 21 to comment on the plans. The council is aiming to make a decision by November 3.

The latest homes would sit alongside the planned Norwood Quarter neighbourhood centre, which is intended to become a focal point for the area.

Plans submitted earlier this summer set out proposals for a new two-storey community centre, alongside a public square and car park.

The building would have almost 800 square metres of community space, including two halls, meeting rooms, a kitchen and café, offices, changing rooms and toilets.

The wider village centre would also include shops, a nursery, commercial space and around 30 flats. A decision is expected next month on these plans.
