Major employment park near M1 and new homes in Kingsthorpe among latest Northampton planning bids

Plans for a major new employment development close to the M1 and fresh housing proposals in Kingsthorpe are among the latest planning applications submitted to West Northamptonshire Council, with several schemes focused on Northampton and its surrounding communities.

One of the largest proposals would see land south of M1 Junction 15, near Northampton, transformed into a vast mixed-use employment park. The outline application seeks permission for up to 149,476 square metres of employment floorspace across use classes B8 and B2, along with ancillary office space, a café, parking, a spine road, a lorry park and extensive green infrastructure.

The scheme also includes a circular footway and cycleway route, sustainable drainage systems, watercourse diversions, tree and hedgerow planting, and new habitat areas to secure biodiversity net gain. Access would be taken from the A508. An Environmental Impact Assessment has been submitted with the application, which is classed as a major development.

In Kingsthorpe, a reserved matters application has been lodged for part of the Dallington Grange development at Mill Lane. The plans relate to Parcel D2 of Phase 2A and cover the erection of 106 residential dwellings, with associated roads, drainage and infrastructure. The proposals form part of the wider Dallington Grange sustainable urban extension, which already has outline consent for up to 3,000 homes, schools, shops, employment land and major transport and landscaping works.

Also in Northampton, developers behind the Bective Works scheme on Bective Road have applied to vary a condition tied to bat mitigation measures. The site has planning permission for the redevelopment of the former industrial complex into 97 homes, including townhouses and apartments, alongside the refurbishment and change of use of a listed building.

Another town-centre application has been submitted for 38 Watkin Terrace, where permission is being sought to change the use of a family home into a five-bedroom house in multiple occupation (HMO).

Listed buildings in Northampton also feature in the latest batch of applications. Plans have been submitted for investigative works at Bloomsbury House, Guildhall Road, to assess the condition of the building as part of a wider fire safety remediation programme.

Beyond Northampton itself, major applications include reserved matters for new employment units north of Bell Plantation in Towcester, a proposed garden room at Wicken Wood Cottage in Wicken, and the demolition and redevelopment of modern farm buildings at Astwell Castle Farm in Helmdon to create three new dwellings. A listed building consent application has been made at 29 The Green in Deanshanger for the retrospective replacement of two front-facing windows on a like-for-like basis.

Residents can view all the applications online via the West Northamptonshire Council website or in person at council offices. Anyone wishing to comment has 21 days from the date of publication of the notice to make representations, either online or by writing to the planning department at The Guildhall, St Giles Square, Northampton NN1 1DE.
