Hundreds of new homes and town centre changes proposed in latest Northampton planning list
Plans for hundreds of new homes, changes to historic buildings and new educational and residential uses in Northampton have been revealed in the latest list of planning applications submitted to West Northamptonshire Council.
Among the most significant Northampton proposals is a major reserved matters application for 365 new homes on land to the east of Hardingstone, north of Newport Pagnell Road. The scheme forms Phase 3 of a long-running sustainable urban extension which already has outline permission for up to 1,000 dwellings, along with a local centre, primary school, community facilities and new infrastructure. The latest submission relates to detailed layout, scale and appearance for the next phase of housing.
In the town centre, Northamptonshire Central Library on Abington Street is the subject of a listed building consent application for internal refurbishment works. Plans include additional toilets, multi-use offices, re-planning of staff facilities, a new office window and the installation of external heating and cooling equipment, drainage pipes and ventilation grills.
Elsewhere in Northampton, proposals include the change of use of offices at The Priory, Orchard Hill, to educational use, while a property on York Road could be converted from commercial use into a seven-bedroom house in multiple occupation (HMO), including a rear dormer extension.

Residential changes are also planned across the town, with applications submitted to replace single-glazed windows with hardwood double-glazed sash windows at a home on St George’s Avenue, subdivide properties on Bailiff Street to create two houses, and carry out alterations at Ivy House in Hardingstone, including new cladding, reclaimed slate roofing and cottage-style timber windows.
Outside Northampton, a major application for a 66-bed care home has been submitted for land north-east of High Street in Deanshanger, while in Towcester, plans have been lodged to convert the upper floors of a building on Watling Street East into two flats.
Other applications include a new self-build dwelling in Great Brington, extensions and alterations to homes in Creaton, Brixworth and Spratton, internal listed building works at The Old Vicarage in Brixworth, and the construction of an external plant room at Blisworth County Primary School.
All applications can be viewed online via West Northamptonshire Council’s planning portal or at local council offices. Members of the public have 21 days from the date of publication to submit comments.
