600 new houses proposed in Earls Barton bringing total to 1,100 planned extra homes to edge of Northamptonshire village

Yet another housing development has been proposed in Earls Barton, this time making use of land to the southern border of the village.

Residents of Earls Barton have been invited to take part in a public consultation by developer Redrow, who is asking people for insight as to what types of houses are needed locally and how important features such as a community hall, health centre and community orchard are to villagers.

A Redrow spokesman said: "Engaging with the local community is central to our approach. We are working closely with residents and local representatives to ensure the development reflects local aspirations and provides the facilities people want to see.

"Your feedback will play a key role in shaping the future of Earls Meadow.”

‘Earls Meadow’ could see the construction of 600 houses on green space south of Dowthorpe Hill, with a new country park, community orchard and 40 per cent affordable housing in the area which measures approximately 100 square acres.

Early indicators have been laid out for new facilities such as land for a primary school, health centre, a new country park and an extension to the existing allotments off Station Road or a new community orchard, alongside up to 600 new homes offering ‘a range of housing types to meet local needs.’

Should the proposal, which is expected to be submitted via a formal application in spring 2026, be approved, main access for vehicles would be from Oxford Close and Allebone Road, just off Dowthorpe Hill, with pedestrian access from Station Road.

According to the developer’s timeline, if all goes according to plan, construction would begin in 2027 or 2028.

The plans for Redrow’s 600 homes is on top of 250 houses planned on land to the east of Northampton Road by Richborough Estates Ltd and 250 from developer William Davis.

Many critics of these plans noted that the village does not have the infrastructure necessary to accommodate the volume of new people making a home in Earls Barton, with the primary school at 459 pupils enrolled out of the 525 spaces available as of June 2025, and Earls Barton Medical Centre currently providing services to 8,435 patients.
