Objections raised to plans for up to 198 houses on the edge of Northamptonshire village
Objections have been made to plans for up to 198 houses on the outskirts of a village which will be considered next week.
Gladman Developments Ltd had previously applied to build 230 homes off West Street in Stanwick, but the scheme was turned down by councillors last year.
The developer has since come back with revised plans to build up to 198 houses on land north of West Street and it is hoping it can secure outline planning permission when East Northants Council’s planning management committee discusses the plans on Wednesday.
The new proposals have reduced the number of houses by 32 from the previous application, which was refused on March 12 last year and is now the subject of a separate appeal due to be heard in October.
The site is to the west of the village and is currently arable farmland.
If approved, the proposed development would comprise of up to 198 houses, a children’s play area, retention of existing landscape features where possible, a trim trail and community park and linking footpaths to wider cycle and footpath networks.
But a number of objections have been lodged, with concerns including traffic impact and highway safety, unsustainable location, inpact on local services including schools and surgeries, visual and environmental impact, and impact on biodiversity and ecology.
Several councils have also objected to the proposals.
Stanwick Parish Council strongly objects and has submitted a five-page letter detailing its concerns, including development in the open countryside, impact on the character and appearance of the area, traffic impacts, impact on birds and impact on existing facilities and amenities.
Irthlingborough and Raunds town councils have also said they object to the plans.
The recommendation by council planning officers is to refuse the plans, and documents which will be considered before councillors make their decision state: “The proposal would result in new housing development on unallocated greenfield land at Stanwick without adequate justification.”
The housing development will be considered at the meeting which starts at 7pm on Wednesday, March 9, in the council chamber at East Northants House, Cedar Drive, Thrapston.
