‘Rare’ and ‘impressive’ 29-bed hotel in Northampton up for sale for £2.5 million – and it could be turned into a huge HMO
A ‘rare’ and ‘impressive’ 29-bed hotel in Northampton has gone up for sale for £2.5 million – and it could be turned into a huge HMO.
The Langham Hotel in Barrack Road, which backs on to The Racecourse, is now on the market with estate agents Edward Knight.
The family-run hotel has been established for over 35 years and includes 29 bedrooms, 29 bathrooms, reception and dining rooms, kitchens, service areas, a basement, and several staircases and exits.
According to the sales advert, the four-storey building, which is still trading, has around 13,386 square foot of space.

The estate agents say the property could be converted into housing – such as an HMO, co-living scheme, supported living or student accommodation – if planning permission is granted.
In a statement, Edward Knight said: “We are delighted to present The Langham Hotel, a rare and impressive development opportunity located in Northampton. Currently operating as a hotel, the property offers approximately 13,386 square ft of versatile accommodation arranged over four substantial levels.
“The building already benefits from a layout containing numerous bedrooms, large communal rooms, kitchens, laundry facilities, storage spaces and plant areas. Its scale, existing infrastructure, and internal configuration make it particularly attractive for those seeking to create high-density residential accommodation, subject to obtaining the appropriate planning permissions and regulatory approvals.”
The hotel has a 3.6 out of five-star rating from 415 Google reviews. One reviewer recently said: “The building has seen better days and is in need of a refurbishment. However for the price the bedding was clean; the bed comfortable and a good breakfast was included.”
