Major £340m project unveiled by new owners of huge former Coca-Cola site in Northampton
A major £340m project has been unveiled by the new owners of the huge former Coca-Cola site in Northampton.
Plans have been submitted for the redevelopment of the former Coca-Cola factory site at Brackmills, which could see up to three large warehouse units built on the land.
The 20-hectare site on Gowerton Road, previously home to Coca-Cola’s Northampton manufacturing plant, is now owned by Royal London Mutual Insurance Society.
The company has submitted early plans to West Northamptonshire Council to demolish the remaining buildings on the site and replace them with one, two or three industrial warehouse units.

The buildings would be used for storage, distribution and general industrial purposes, alongside office space, service yards, parking and upgraded site infrastructure, according to planning papers.
In a sales brochure issued when the land was marketed in May 2024, a property expert said: “Coca Cola & Schweppes Beverages Ltd bought it decades ago and the vast majority of it has sat undeveloped.
“With prime industrial land prices at well in excess of £1 million an acre, it could represent one of the largest land deals in the town for ages.”
In September 2025, Royal London Asset Management Property announced it had bought the site, equivalent to the size of around 30 football pitches, in partnership with developer Graftongate.
At the time of the purchase, Royal London said the site would become its ‘largest logistics development’, with plans for more than 1.25 million square feet of warehouse space and an estimated value of £340 million once completed.
Robert Kiernan at Royal London Asset Management Property, said: “The acquisition of this landmark site in Northampton represents a pivotal moment for our industrial and logistics strategy. Opportunities of this scale and prominence in the UK’s logistics ‘Golden Triangle’ are exceptionally rare. With its outstanding connectivity for transport and labour, the established occupier base nearby and flexibility to deliver a variety of unit sizes, this project will become a key development in our logistics portfolio.
“We are excited to deliver a best-in-class scheme with Graftongate that meets the evolving needs of occupiers and reinforces our commitment to long-term, sustainable value creation for our investors.”
Jamie Hockaday, Director, Graftongate, said: “The site’s scale, connectivity and access to a strong labour pool make it an exceptional proposition for national and international occupiers.
“We look forward to continuing our successful partnership with Royal London Asset Management Property to deliver a sustainable, best-in-class scheme.”
