Developer sought for new shops, pub and community facilities at huge housing estate in Northampton
A developer is being sought to build a planned local centre featuring shops, a pub and community facilities at a new housing development in Northampton.
Homes England and Tilia Homes are looking for a development partner to deliver shops, commercial units and a pub at the Landimore Park development just off the Newport Pagnell Road near Hardingstone.
According to a sales brief, the local centre would be built in Landimore Road opposite a proposed primary school and community centre.
The document states: "The Landimore Park scheme is not simply 'another housing development'. It is the creation of a new suburb, a sustainable environment that places community at the heart of collaborative urban and spatial design. Ultimately, this will be a place to live, work, relax, play and enjoy.

"Tilia Homes are looking to identify a development partner to bring forward the scheme. This is a key element of the wider Landimore Park development."
According to the document, the site has outline planning permission for up to 1,320 square metres of retail, restaurant and business space, a pub of up to 375 square metres and community facilities which could include a medical centre, pharmacy or community hub.
The brief says the land has been split into two development parcels. One is earmarked for retail and commercial uses, while the other could accommodate a pub, food and drink venue or retirement living scheme.
It states that developers bidding for the project will need to demonstrate experience of delivering similar schemes and show they have funding available to acquire and develop the site.

The document says the completed local centre is intended to provide facilities for residents of the growing estate while not competing with existing services in Hardingstone and Wootton.
Work on the Landimore Park development began in 2021. The scheme is expected to deliver around 750 new homes, ranging from two to four bedrooms, once fully completed.
According to the sales brief, 315 of the 385 homes approved in the first phase of Landimore Park have been completed, including 104 affordable homes. The remaining homes are forecast to be completed by October 2027.
The document states that work on a further 365 homes is expected to follow, with final completion of that phase projected for 2032.
The brief also says construction of the proposed primary school and community centre is expected to begin in early 2027, with the school scheduled to open in September 2028.
