Huge plans to redevelop Northampton town centre

Plans for a multi-million-pound redevelopment of a neglected part of Northampton town centre have been unveiled, with the hint that work could start on-site in just a few years.
Experts behind the scheme to improve the area between Bridge Street and the Carlsberg brewery said the development would cost "hundreds of millions of pounds".

And while some of the scheme may not be completed for 20 years, it was hinted work on some parts of the plan could start as early as 2010.
The plans were given their public launch at Northampton Museum and Art Gallery last night.

The leader of Northampton Borough Council, Councillor Tony Woods (Lib Dem, St David's), who has thrown his weight behind the proposals, said: "This isn't going to happen immediately, but creating these plans is a significant step forward in redeveloping Northampton.

"The area we're looking at is an important, but somewhat neglected part of the town centre and we want it to be thriving.

"And some of the plans we have here will move on quickly, and if they're successful they will bring some real vitality to the town."
One area tipped for early success is the creation of two new public squares around the new entrance to the Derngate Theatre.

There would also be bars, cafes and restaurants in the area, where it is hoped redevelopment work will start in the next two to five years.
The wider plan would also see a range of new additions to the town centre over the coming years.

The scheme shows the one-way system around the Plough Hotel scrapped, a new hotel built opposite the Morrisons supermarket, new shops along Guildhall Road, an extended museum and a number of housing developments.

The plans have been drawn up by Northamptonshire County Council and Northampton Borough Council, who own much of the land in the proposed development area, together with the West Northamptonshire Development Corporation (WNDC), which the Government created to push forward Northampton's expansion.

Chief executive of the WNDC, Mike Hayes, said the plans would add a new dimension to Northampton town centre, but warned the more major aspects would take some time to deliver.
He said: "This is an exciting project. It really demonstrates what the town centre can do.
"But don't hold your breath, we're in hard economic times at the moment, so this project is going to be one for the long haul."

Other parts of the plan include opening up County Hall for conferences and weddings and creating specialist shops along Guildhall Road, which would be designed not to compete with the town centre.

A number of current car parks would also be built over and replaced with out-of-town park and ride schemes.

Details of the plans will be put on show at the Guildhall on Thursday, August 28. They will also be discussed by the borough council's cabinet on August 4.

This must be the only bit of town not owned by Legal and General, then, because they are interested only in their property/land value, not a proper development of Northampton. I love the misprunt above - BRIDGET Street...it may catch on! Steve Riches.

Buy shares in the Richardson Group! Renew your membership to the Black Bottom Club , The Church Restaurant and the Old White Hart otherwise you won't be able to go out at night! As if you can now anyway! No wonder Northampton hasn't made progress. All this "progress" and no change! Move on!

I am quite ashamed to say that I come from Northampton at times. Not that anyone knows where it is anyway - most people ive spoken to over the years believe its 'up north'!
Get a grip Councillors! If you want to put Northampton on the map then surely do or build something that will attract the people into the town.
The town centre is practically a haven for alcoholics and encourages binge drinking in the young and old alike (Just count the number of pubs/clubs that are in the vicinity.
The high parking rates just 'drive' people out of centre and as a driver myself prefer free parking in Wellingborough or visiting the Retail Parks on the edge of town.
Don't even get me started on the Bus Station! What an eyesore!

I was born and bred in this town and it's home. But it ceratinly won't make it onto a list of most desirable places to live if things carry on the way they are.

Why develop another side of the town when it is the centre/Abington Street that needs developing? So that's sinks lower while another side of town improves? It's the CENTRE people see first, they won't go back if it's like a cloned Midlands dump, which it is. Cheap, uninteresting shops, litter, cycles speeding around,chewing gum, my lasting memories. Any small,tasteful shops are in St Giles Street but they close because it is dead - why, because people don't venture far, they see what the centre is like and get in, get out. Milton Keynes is litter free, bright and car parking is cheaper. Leamington Spa is a delight, so are the parks after shopping, so are the cafes and bars. What a joke, redeveloping a town with a bus station like that. People would spend a day in Northampton if it was interesting, clean and safe. The Racecourse, Abington Park, no longer safe, not much there anyway. Places like Leamington have nice bistros, cafes, coffee bars, pubs, Northampton is the crime capital of Britain with a great name for - DRUNKS! Poor poor Northampton, 'progress' hasn't helped it, it was better 25 years ago when it had some taste, some history still visible. Are all the councillors stupid, do they ever VISIT their own town? Oh I give up, well, I did, I left thank God.

It appears the designers are a Northern focused design team with some localised experience. It's posssible the brief they've been given is very short of the task required. Northampton is much more the regeneration of East Berlin than the redesign of the pubic realm of Stourport-on-Severn. Nice and good people no doubt but inappropriate for the massive physical, cultural and economic change required for Northampton. They've clearly taken their input from a very narrow range of people. Most likely the same people who have constrained the development of Northampton for genmerations with the same narrow views and outlooks. It's difficult to see where inspiration is going to come from locally if the brief is to talk to the same old reliables. Shame the Council haven't asked a younger more travelled and hopefully more inspirational generation.
